Frequently Asked Property Tax Questions

How Are Property Tax Rates Determined?

Tax rates are determined by the City Council, County Commissioners,
State of Nevada, and the School District, ... then an approval must
come from the Nevada Tax Commission.

What Is "Taxable Value"?

Taxable value is the appraised value of land and the current replacement
cost of improvements, less depreciation, as determined by the assessor.

(Notification of Taxable Value)

Owners are notified of a property's taxable value on a "Property Value Notice"
(see below) sent out by the assessor's office every December via U.S. Mail.
All "actual" tax bills are mailed out by the assessor during the month of July.

What Is "Assessed Value"?

By law, "assessed value" is established as 35% of the "taxable value".

Why does the Assessed Value change?

a) Your improvements have been recalculated to the current cost of
     replacement, less depreciation, due to reappraisal by the assessor.

b) New or additional construction during recent years.
c) Board of Equalization ruling.
d) A combination of the above.

What If You Disagree With The Taxable Value?

If you have reason to believe that the taxable value shown is greater than
the "market value" of your property, contact the "Appraisal Division" in
the Assessor's Office at: (702) 455-4997, and ask for a review.

What Right Of Appeal Do You Have?

You have the right to be heard before the County Board of Equalization.
The Board of Equalization meets during January and February each
year. Appeal forms may be obtained from the Assessor during the month
of December, and MUST be filed prior to the 15th of January. The
subject property's parcel number must be included on the appeal form.

Are Property Tax Exemptions Available?

Exemptions are available to qualified veterans, a surviving spouse,
and blind persons. Nevada Revised Statutes provides for a property
tax exemption on property owned by any religious, educational, low
income housing project, or non-profit organization, when that property
is used solely for the organization's purpose. To determine if you may
qualify for an exemption, please call the acessor at: (702) 455-3882.

Are There Senior Citizen Rebates?

Senior citizens, 62 years of age or older, with a household income of
approximately $23,000 or less, may qualify for a tax or rental rebate!

How Are Property Taxes Collected?

If you currently have a mortgage, or plan to purchase a home with a new
loan, your lender will set up an "impound account" that will hold any tax
money withheld from your monthly payment, to pay your property taxes ...
and usually your homeowner's insurance premiums too. The lender pays
all your tax installments to the Clark County Assessor! If you own your
property "free-and- clear" (no loans), you may pay your property taxes
either by mail or in person at the Clark County Assessor's office!

10.

Payment Options

Property taxes may be paid in any of these time frames, without a penalty:

a) Pay the Entire Bill in Full: If you choose this option, the bill must be
     paid by the 3rd Monday in August (a 20 day grace period is given).

b) Two (2) Equal Payments: The first payment is due the 3rd Monday in
     August, the second payment would be due the 1st Monday in January.
c) Pay In 4 Installments: The first payment would be due the 3rd Monday
     in August, the second would be due 1st Monday in October, the third
     would be due the 1st Monday of January, and the last payment would
     be due the 1st Monday of March.
