The Building's Interior Features

An elegant private lobby with a two story ceiling.
There is a consierge station in the lobby.

Access to the private parking garage through controlled
access gate. Each homeowner will receive 2 transmitters.

A first class Fitness Center with state-of-the-art equipment.
There is a private wine room ("cellar") with a full caterers
kitchen for any type of private function
(see concierge).

There are 15 guest-parking spaces,
along with ample street parking.

The building has two stairway exits.
Ample storage rooms are available for purchase.
All structural floors will be constructed of plywood forms,
thus there will be minor markings in the concrete ceilings.
The fire sprinkler system protects all individual suites,
the common areas, and all areas of the interior structure.
Visitor access is through the lobby via a phone entry
system that will also enable the homeowner to have
video capability through their regular television.

The Building's Exterior Features

The Metropolis is to be built according to plans and
specifications by WPH Archtects, with modifications
by the developer during the construction process..
The exterior materials are EIFS, and glass, with accents
made of concrete between floors. The common walls are
double wall construction, with four layers of drywall and
sound insulation betwwen the studs.
Detailed and varied balcony railings.
Double thermo paned windows will vary in number and
size to to the variety of floor plans. The amount of total
glass area will vary depending on the floor plan selected.
The roof is a single ply system over tapered insulation,
on top of an 8 or 9 inch concrete deck.
Theswimming pool is oversized with a whirlpool spa.
There will be landscaping within the pool courtyard, the
motor court, and surrounding the entrance.

Note:

Homeowners Association fees will cost about $325/mo.
for the "Flatts" suites in the rear of the building, to $525
for everyone else, and $725 for the top three penthouses.
